Realtor Listing
The speed at which your home sells can often hinge on your real estate agent's skills. Some are vastly more qualified than others. But, how do you assess an agent's strengths and weaknesses? Conduct interviews with several agents. Those who can handle tough questions intelligently and logically are going to be in your corner and represent you well. Ask the following questions:

1. Have you aquired any special training or credentials since obtaining your realtor license? The best agents take extra classes to sharpen their skills.

2. Could you give me a list of your sales activity over the last 12 months? Each sale should be itemized based on specific location, selling price and property type. When analyzing this list, consider If the agent rarely sells property in your area, in your price category and your type of property. To best serve you, an agent should show sales fitting all three criteria.

3. Will you give me references to call? True professionals won't balk at your request for the names and phone numbers of recent clients.

4. How do you justify the price you're suggesting for my property? Don't make the mistake of going with the agent who prices your property the highest. Most agents calculate selling price from recent comparable sales in the same area. Check out the properties the agent is using to support the pricing proposal.

5. Would you suggest any changes to make my property more marketable? Only 10% of properties are ready to sell when first seen by the agent. There are likely to be changes which will enhance your property's appeal and a good agent will prepare a checklist of changes to increase the yield of your sale. Be skeptical of any agent who claims your property is perfect as is.

The contract you sign when you list your property with a realtor should state, among other things, the amount of the real estate commission; the conditions under which the commission is to be paid; and the type of listing involved.

The commission is negotiable and varies depending upon circumstances - with harder to sell property having a higher rate than property which is readily marketable. Usually, the commission depends on price, with lower priced property usually varying from 6 to 7 percent, the rate scaled downward for higher priced property. Generally speaking, the commission is due when the property is sold to someone who viewed the property during the listing period.

The realtor will:

(a) help negotiate a price if the buyer does not meet your asking price, and prepare a sales agreement which will set forth the terms you have agreed upon, including who pays the costs of closing and the real estate transfer taxes.

(b) also assist in making sure the closing goes through as planned; and that the change of possession takes place as smoothly as possible.

(c) assist in arranging financing or finding mortgage for the buyer, often through sources with which the realtor has has previous dealings. This is particularly helpful and important during periods of high interest rates and tight money.
